Inspections & Storm Damage

How do I know if my roof has storm damage?

Hail and wind damage aren't always obvious from the ground. From the street, a damaged roof can look completely fine — but up close, you'll often find bruised or cracked shingles, granule loss, damaged flashing, and dented metal components like gutters and vents. The only reliable way to know is a professional inspection. I'll get on the roof, assess every surface, and give you an honest picture of what's there — no pressure, no obligation.

How often should I have my roof inspected?

At minimum, once a year and after any significant storm. Nebraska's hail and wind activity means damage can accumulate over multiple events — each storm may not cause enough damage on its own to be obvious, but the effects compound over time. Annual inspections catch small problems before they become expensive ones and keep your warranty documentation current.

What should I do if my roof is actively leaking?

Contain the water first — buckets, towels, plastic sheeting over furniture and flooring. Check your attic for pooling water or saturated insulation and try to identify where it's entering. Then call me. Even if the leak slows or stops, the underlying cause won't fix itself. A temporary dry spell doesn't mean the problem is gone — it means you have a window to address it before the next rain makes it worse. Schedule an inspection here.

What are the warning signs that my roof needs attention?

The most common signs I see on Omaha-area roofs include missing or displaced shingles, granules accumulating in your gutters, cracked or curling shingle edges, dark staining or moss growth, sagging sections, and water stains on your interior ceilings or walls. If you're seeing any of these, a free inspection is worth scheduling sooner rather than later.

My neighbor got a new roof after the last storm — should I have mine inspected too?

Yes — and this is one of the most common situations I deal with. Hail and wind damage affects entire neighborhoods, not just individual homes. If homes around you are getting roofs replaced after a storm, there's a good chance yours was affected too, even if it looks fine from the driveway. A free inspection takes 30-45 minutes and gives you a definitive answer.

Repair vs. Replacement

How do I know if I need a repair or a full replacement?

Three factors drive that decision: the age of your roof, the extent and distribution of the damage, and the cost-effectiveness of each option. Generally, repairs make sense when damage is isolated and the roof has meaningful life remaining. Replacement makes more sense when a roof is 15+ years old, damage is widespread, or the cost of repairs approaches the cost of a new roof. My goal during every inspection is to give you an honest assessment — not the most expensive recommendation.

How long does a roof typically last in Nebraska?

Architectural asphalt shingles — the most common type — typically last 20-30 years under normal conditions. Nebraska's hail activity, temperature swings, and UV exposure can shorten that. Class 3 impact-resistant shingles generally last 25-35 years, and Class 4 shingles can push 30-40+ years with proper installation and ventilation. I'll tell you honestly where your current roof stands during your inspection.

What are the risks of putting off a roof repair?

Water finds a way in — and once it does, the damage spreads quickly. What starts as a small leak can compromise insulation, rot decking, damage drywall, and create mold conditions within weeks. A $500 repair ignored for a season can easily become a $5,000 interior repair on top of the roofing work. The short version: address it early and it stays manageable.

Can you install a new roof over my existing shingles?

Technically yes — some areas allow it — but I always recommend a full tear-off. Installing over existing shingles adds significant weight to your structure, traps heat between layers (which shortens shingle life), and hides deck damage that needs to be addressed. You're paying for a new roof — you should get one that's built on a solid, clean foundation. Every replacement I do starts with a full tear-off.

Cost & Estimates

How much does a roof replacement cost in Omaha?

It depends on the size and complexity of your roof and the materials you choose. For a standard architectural shingle replacement on a typical Omaha home, you're generally looking at $8,000–$14,000. Impact-resistant shingles add cost upfront but often pay back through insurance discounts and longer lifespan. I don't give ballpark numbers without seeing the roof — after an inspection I'll give you a clear, itemized estimate with no surprises.

Why do roofing quotes vary so much between contractors?

Several reasons: the materials specified, whether code-required components like ice and water shield, drip edge, and ventilation are included, the experience level of the crew, and the overhead structure of the company. A low quote often means something is being left out — cheaper underlayment, reused flashing, or skipped code upgrades. I provide detailed, itemized estimates so you know exactly what you're getting. Compare line by line, not just the total.

Are there hidden costs I should watch out for?

The most common unexpected cost is decking replacement — once the old shingles are off, we may find rotted or damaged sections that need to be replaced before installation can start. I flag this possibility before every job and price it per sheet of decking so there are no surprises. Everything else — underlayment, flashing, drip edge, ventilation, pipe boots, cleanup — is included in my standard estimate upfront.

Do you offer free estimates?

Yes — always. Inspections and estimates are completely free and no-obligation. I'll inspect your roof, give you an honest assessment, and provide a written estimate. Whether you move forward with me or not, you'll leave with a clear picture of your roof's condition. Schedule yours here.

Materials & Installation

What roofing materials do you use?

I work primarily with Atlas, Owens Corning, and Malarkey — three of the most reliable manufacturers for Nebraska's climate. All three offer strong warranty programs and perform well against hail and temperature extremes. Every replacement includes synthetic underlayment, ice and water shield at eaves and penetrations, proper drip edge, step and pipe flashing, and ridge cap ventilation as standard components — not optional add-ons.

Are impact-resistant shingles worth the upgrade?

For most Omaha-area homeowners, yes. Nebraska is one of the most hail-active states in the country, and Class 4 impact-resistant shingles can significantly reduce damage from hail events that would crack or bruise standard shingles. Most Nebraska insurance carriers also offer meaningful premium discounts for Class 4 shingles — sometimes enough to offset the upgrade cost within a few years. My top recommendation for most homes is the Malarkey Vista AR. I'll walk you through the tradeoffs at your inspection so you can decide what makes sense for your budget and situation.

How long does a roof replacement take?

Most standard residential replacements in the Omaha area are completed in a single day. Larger or more complex roofs may take two days. I'll give you a clear timeline before work begins and advance notice of your start date. Expect noise — roofing is loud — and plan to keep pets indoors during the installation.

What should I do to prepare for a roof replacement?

Very little is required from you. Move vehicles out of the driveway if possible to give the crew clear access. Secure pets indoors. That's about it. I handle protecting your landscaping, covering AC units, and conducting a thorough magnetic nail sweep of the entire property after the job is done. Your yard will be clean before I leave.

Do gutters and siding get damaged in the same storms that damage roofs?

Almost always. Hail and wind don't discriminate — when a storm is strong enough to damage your roof, it's typically hitting your gutters and siding at the same time. I assess all three systems during every storm damage inspection. Addressing roofing, gutters, and siding in a single coordinated project saves time and avoids redundant labor costs. Insurance & Claims

Will my homeowner's insurance cover my roof replacement?

If the damage was caused by a covered event — hail, wind, a fallen tree — then yes, most policies cover roof replacement minus your deductible. Insurance does not cover normal wear and tear, aging, or damage caused by neglect. Your specific coverage depends on your policy type: replacement cost value (RCV) policies pay for a new roof; actual cash value (ACV) policies depreciate the payout based on your roof's age. If you're unsure what you have, check your declarations page or call your agent.

How does the insurance claim process work?

It starts with a thorough inspection and documentation of the damage — photos, written notes, and measurements that give your adjuster what they need to evaluate the claim. Once you file with your carrier, they'll schedule an adjuster to inspect the property. I meet with adjusters on-site to make sure nothing is missed, including code-required upgrades like ice and water shield, drip edge, and ventilation that insurance is often responsible for but adjusters don't always include in the initial estimate. Once approved, we schedule the work and I handle all final documentation your insurer requires.

What if my insurance claim is denied?

A denial isn't always final. You can request a reinspection, provide additional documentation, or challenge specific line items. If the adjuster approved only a partial repair when a full replacement is warranted — based on code requirements, shingle availability, or color matching laws — that decision can often be overturned with the right documentation. I'll give you an honest assessment of whether pushing back makes sense in your situation.

Do I have to pay my deductible?

Yes — always. Your deductible is a legally binding part of your insurance contract. Any contractor who offers to waive, absorb, or work around your deductible is committing insurance fraud. I will never make that offer, and you should walk away from anyone who does.

Will filing a claim raise my insurance rates?

Filing a legitimate storm damage claim typically doesn't cause a rate increase on its own — insurers understand that storm damage is outside a homeowner's control. Rates in your area may rise after a major storm event regardless of whether you file, because the carrier is responding to widespread regional losses. The practical takeaway: if your roof has legitimate storm damage, using the insurance coverage you've been paying for is usually the right call.

Working with Total Elevated Roofing

Are you licensed and insured?

Yes — fully licensed and insured in Nebraska and Iowa. I hold national certification through the International Code Council (ICC) and comply with all local licensing requirements in every city I work in. Every project is permitted and passes final inspection. Licensing is issued at the city and county level in Nebraska — it's worth asking any contractor you're considering whether they're licensed specifically for your municipality.

Who will actually be doing the work on my home?

I will. Total Elevated Roofing is owner-operated — you won't deal with a sales rep who hands you off to a project manager who hands you off to a crew you've never met. I personally handle every inspection, every estimate, and every job. If you have questions at any point in the process, you're talking directly to the person doing the work.

What areas do you serve?

I serve homeowners within approximately 30 miles of central Omaha, including Bellevue, Elkhorn, Papillion, Gretna, Council Bluffs (Iowa), and Fremont. If you're not sure whether your address falls within my service area, call or text 402-819-9222 and I'll let you know.

What warranties do you offer?

Every replacement comes with a written workmanship warranty covering installation-related issues, on top of the manufacturer's material warranty. Warranty length varies by shingle brand and product line — I'll walk you through the specific coverage on the materials you choose before any work begins. No fine print surprises.
